Millie is our modular offering that is conveniently built off-site and delivered directly to your yard with a short 6 weeks assembly time. Discover all the essential factors to consider and determine if your yard is ready to accommodate your Millie.

CAN I CUSTOMIZE MILLIE?

Yes, you’ll get to make many choices when designing your Millie. On top of flooring, interior and exterior paint, roofline, window finishes, door finishes, cabinetry, countertops, and fixtures, Millie herself is customizable thanks to her modular design. You can click together different Millie modules to make a 1 or 2 bedroom home, shaped long and narrow or like an L, and many other configurations!

HOW DOES MILLIE COMPARE TO CUSTOM CONSTRUCTION?

Millie is built with the same materials and process as traditional stick-built homes. She’s built off-site so you don’t have any construction noise or disturbances until the day she appears at your front door full-assembled and ready to crane into the backyard. Being built off-site also centralizes the building process in weather-proof conditions so she avoids delays during inclement weather or, notably, fire season.

CAN I CUSTOMIZE MILLIE?

IS A BUILDING PERMIT REQUIRED?

Permits are required, although Millie’s designs have been approved at the state level and has fewer on-site inspections than conventionally built ADUs. We’ll assemble your plan set, submit for permits, and take care of comments as part of our services when you order Millie.

CAN MILLIE BE A HOME OFFICE, A GYM, OR ANYTHING ELSE?

We design flexible spaces that are intended to be multipurpose and multi-generational. Millie’s modular design means she’s very adaptable for home offices, gyms, and other rooms you may need to accommodate the lifestyle of any resident for years to come.

IS MILLIE RIGHT FOR ME?

The best way to find out is to book an assessment. We’ll show you how Millie would look and feel on your property in a few different configurations and you’ll see if her elevated yet approachable design is right for your home.

WHAT ARE THE COMMENTS THE CITY CAN MAKE WHEN PROCESSING THE PERMIT?

Foundation, setbacks, utilities, fire rating/wall construction, and architectural compatibility. They also look at things like flood zones, and WUI/high fire zones.

WHAT IS THE SIDING?

Our siding is Hardie cement board. We offer site applied stucco, horizontal siding and vertical siding, and also architectural panels.

HOW MUCH SOLAR IS REQUIRED?

Solar is required by CA energy compliance, and sizing depends on the size of the ADU. Cost is typically around $7,000. We recommend putting the solar on the main house if possible. There are exemptions for houses with lots of trees/shade.

DO YOU HANDLE SOLAR?

We coordinate everything, including the installation of solar panels with our solar partners.

WHAT IS THE DECK MADE OF?

You can choose redwood, cedar, or composite. There’s flexibility for you to choose what you like.

ARE THERE SKYLIGHTS IN MILLIE?

Yes, all of the configurations have at least one skylight and lots of windows and doors bringing in an abundance of natural light.

HOW MUCH STORAGE IS IN THE CABINETS?

All cabinets come with adjustable shelves. You can upgrade to roll out.

WHAT IS THE ROOFING MATERIAL?

Pitched can be architectural shingles, or metal. Flat roof is TPO.

WHAT IS A GENERAL PRICE FOR ALL THE NON-BUILDING COSTS?

75-150K depending on site specific variables such as soil composition, easements, existing utilities and whether they need to be upgraded, permit fees, geological report requirements, fire requirements, foundation modifications, etc.
