Yes, you’ll get to make many choices when designing your Millie. On top of flooring, interior and exterior paint, roofline, window finishes, door finishes, cabinetry, countertops, and fixtures, Millie herself is customizable thanks to her modular design. You can click together different Millie modules to make a 1 or 2 bedroom home, shaped long and narrow or like an L, and many other configurations!
Millie is built with the same materials and process as traditional stick-built homes. She’s built off-site so you don’t have any construction noise or disturbances until the day she appears at your front door full-assembled and ready to crane into the backyard. Being built off-site also centralizes the building process in weather-proof conditions so she avoids delays during inclement weather or, notably, fire season.

Permits are required, although Millie’s designs have been approved at the state level and has fewer on-site inspections than conventionally built ADUs. We’ll assemble your plan set, submit for permits, and take care of comments as part of our services when you order Millie.
We design flexible spaces that are intended to be multipurpose and multi-generational. Millie’s modular design means she’s very adaptable for home offices, gyms, and other rooms you may need to accommodate the lifestyle of any resident for years to come.

Our siding is Hardie cement board. We offer site applied stucco, horizontal siding and vertical siding, and also architectural panels.
Solar is required by CA energy compliance, and sizing depends on the size of the ADU. Cost is typically around $7,000. We recommend putting the solar on the main house if possible. There are exemptions for houses with lots of trees/shade.
We coordinate everything, including the installation of solar panels with our solar partners.
You can choose redwood, cedar, or composite. There’s flexibility for you to choose what you like.
Yes, all of the configurations have at least one skylight and lots of windows and doors bringing in an abundance of natural light.
All cabinets come with adjustable shelves. You can upgrade to roll out.
